We service the entire Gold Coast and Tweed region — including high-volume rental suburbs like Robina, Southport, Surfers Paradise, Burleigh Heads, Broadbeach and Varsity Lakes.

Why Gold Coast Tenants Need Professional End of Lease Pest Control

Most Queensland leases — especially any that allowed a pet — include a clause requiring a professional pest treatment before you hand back the keys. The clause exists because the Gold Coast's warm subtropical climate is the perfect breeding environment for fleas, cockroaches, ants and silverfish, and property managers have learned the hard way that tenant turnover without pest treatment leads to complaints from incoming tenants within weeks.

Without a valid pest receipt from a licensed technician, your property manager can withhold part or all of your bond to cover the treatment themselves — usually at a higher price than if you'd organised it yourself. The Residential Tenancies Authority backs the agent's right to require this where the lease specifies it. So this is one job worth getting done properly.

The Gold Coast rental market is huge. Suburbs like Robina, Surfers Paradise, Southport, Broadbeach, Burleigh Heads and Varsity Lakes have some of the highest rental turnover rates in Queensland — which means thousands of bond pest treatments happen across the city every month. We do this work week in, week out, and we know exactly what each agency on the coast wants on the receipt.

What's Included in Our End of Lease Pest Treatment

Our standard end of lease package covers the treatments that virtually every Gold Coast lease and property manager requires. Optional add-ons handle the curveballs.

Flea Treatment — IGR-Based, Lifecycle Coverage

If a pet was kept on the property at any point during the tenancy, professional flea treatment is almost always required. We use an Insect Growth Regulator (IGR) combined with an adulticide, which is the only approach that breaks the full flea lifecycle — eggs, larvae, pupae, and adults. Supermarket sprays and flea bombs only kill adults, which is why DIY flea jobs hatch fresh fleas two weeks later, often right when the new tenants are moving in.

The treatment covers carpets, soft furnishings, skirtings, pet sleeping zones, and any concrete or tiled areas a pet had access to. We treat for both the cat flea (Ctenocephalides felis) and the dog flea — the cat flea actually does most of the damage on Australian properties regardless of whether the pet was a cat or a dog.

General Pest Spray — Cockroaches, Ants, Spiders, Silverfish

Our general pest treatment sprays the inside perimeter of every room (skirtings, behind appliances, inside cupboards), the kitchen and laundry, the external perimeter of the building, garages, garden beds, and outbuildings. Targets cockroaches (German and Australian), ants (coastal brown, black house, ghost ants), spiders (Black House, Daddy Long Legs, Huntsman), and silverfish. Standard residual life is 6 months, well beyond the bond inspection window.

Optional Add-Ons

Some properties need more than the standard package. We'll flag this during the booking call or on arrival.

  • Rodent baiting — if mouse or rat activity is noticed during the tenancy or at vacate, our rodent control add-on places tamper-resistant bait stations and removes any obvious entry points
  • Bed bug treatment — share houses, student rentals, and pet rentals occasionally turn up bed bugs at vacate. Our bed bug treatment covers heat-vulnerable areas with a multi-stage protocol
  • German cockroach treatment — if active German cockroach infestation is found in the kitchen or laundry, this needs a separate gel bait treatment over and above the general spray. We'll quote on the spot
  • Tick treatment — uncommon but occasionally required for properties with paralysis tick activity, particularly in hinterland suburbs

The Pest Receipt — Same Day, Accepted by Every Agency We Work With

The pest receipt is the whole point of the job. Ours includes:

  • Property address and date of treatment
  • Licensed technician name and licence number (QLD PMT 1005380615)
  • Treatment type — flea, general spray, or both — and the products used
  • Areas treated (internal, external, garage, etc.)
  • Maison Pest Control ABN, public liability insurance details, and contact

Receipt is emailed to you and your property manager within a couple of hours of completion — usually before we've finished packing up the van. If your agent has a specific format they want, mention it when you book and we'll match it.

DIY Flea Bomb vs Professional End of Lease Treatment

The maths on this one isn't close. The supermarket-bomb route looks cheaper for about ten minutes and then falls apart at inspection.

Factor DIY Flea Bomb / Supermarket Spray Professional End of Lease Treatment
Receipt accepted by property manager No — no licensed technician details Yes — same-day, all required details
Flea lifecycle coverage Adults only — eggs and pupae untouched Full lifecycle — IGR breaks egg/larva/pupa development
Re-treatment likelihood High — fleas re-hatch within 7–14 days Very low — covered for inspection window, free re-spray if needed
Time on site 3–4 hours (you bombing, ventilating, cleaning up) 45–90 minutes — we handle everything
Cost $60–$90 in product, plus your half-day $140–$230 all-inclusive with receipt
Bond return risk High — agent likely to deduct cost of professional treatment Low — bond comes back on the basis of compliant treatment

How to Coordinate With Your Bond Cleaner

Most Gold Coast bond cleaners book the carpet steam clean and the pest control on the same day, in that order. Here's why and how it works:

  1. Bond cleaner attends in the morning. Carpet steam clean happens after general cleaning so the carpet has time to dry.
  2. Carpet dries to touch-dry. Steam cleaning agitates flea pupae out of the carpet fibres — they wake up and start hatching.
  3. We attend in the afternoon. Flea spray goes down on touch-dry carpet, catching newly-emerged adults and laying down residual IGR for any pupae that survived the steam.
  4. You leave the property closed up for 1–2 hours. Spray dries, residual activates, area is safe to walk on once dry.
  5. Receipt emailed within hours. You forward it to your property manager. Final inspection proceeds.

If your bond cleaner hasn't given you a recommended pest treater, just send them our number — we coordinate with bond cleaners across Robina, Southport, Surfers Paradise, Burleigh Heads and the rest of the Gold Coast every week.

Pet-Safe, Family-Safe Products

We use APVMA-registered products applied by a licensed technician. Once the spray has dried (usually 1–2 hours), the property is safe for pets and humans to return. We ask that you keep pets off treated surfaces while wet and out of treated rooms during application — but we know vacate days are chaotic, and we'll work around a pet that's still on site. Just let us know when you book.

Safety Data Sheets are available on request. Lower-toxicity options are standard for properties with small children moving back in or where the new tenants have specifically asked for it.

How Much Does End of Lease Pest Control Cost on the Gold Coast?

End of lease pest control on the Gold Coast typically runs $140–$230 for a combined flea + general spray package, depending on the size of the property and what's included. Standalone flea treatment (no general spray) starts around $180. Some quick guidance:

  • 1–2 bedroom unit, no pet: general spray only — toward the bottom of the range
  • 2–3 bedroom unit/townhouse with pet: combined flea + general spray — middle of the range, the most popular package
  • 4-bedroom house with pet: combined package — top of the range
  • Add-ons: rodent baiting, bed bug treatment, or German cockroach jobs are quoted separately based on what's actually present

The quote is free, the receipt is included, and there are no hidden fees. Call 0416 986 095 or use the form on our contact page.

Frequently Asked Questions

Will my property manager actually accept your pest receipt?

Yes. Our pest receipt includes everything Gold Coast and Northern NSW property managers require — licensed technician name and number, property address, treatment date, products used, areas treated, ABN, and insurance details. We've been working with bond cleaners and rental agencies across the Gold Coast for years and we haven't had a receipt rejected. If your agent wants a specific format, just tell us when you book.

Do I really need professional pest control if my pet was barely on the property?

Most Queensland leases that allowed a pet require professional flea treatment at vacate, regardless of how often the pet was inside. Property managers will check this and can withhold part of your bond. Even one cat or dog on the property at any point usually triggers the clause. The cost of doing it properly ($140–$230) is always less than what the agent will charge if they have to organise it themselves.

Can I just use a supermarket flea bomb to save money?

You can, but it almost certainly won't pass. Supermarket bombs don't contain an Insect Growth Regulator, so they kill adult fleas but leave eggs and pupae untouched — fleas hatch again within two weeks. More importantly, you can't produce a receipt from a licensed technician, which is what the lease actually requires. Most agents reject DIY treatments outright.

Should pest control happen before or after the carpet steam clean?

After. Steam cleaning agitates flea pupae out of the carpet, which is exactly when the residual flea spray needs to be in place to catch them. The carpet doesn't need to be bone dry — touch-dry is fine. Most bond cleaners book carpet steam in the morning and us in the afternoon on the same day. We coordinate with bond cleaners across the Gold Coast all the time.

What if fleas come back before the final inspection?

Our flea treatment uses an IGR that breaks the lifecycle for up to six months — well beyond the inspection window. If activity returns within that window we'll come back and re-treat at no extra cost. The receipt itself is valid for the inspection regardless; agents care that the treatment was done by a licensed technician, not whether one stray flea has hatched.

How quickly can you book me in?

Same-day or next-day for most Gold Coast suburbs if you ring before lunchtime. Vacate days are chaotic, so call as early as you can and we'll fit you in.

Are the products safe for my pet on treatment day?

Yes. Once the spray has dried (1–2 hours), the property is safe for pets and humans. We ask that pets are kept off treated surfaces while wet and out of treated rooms during application. If you still have a pet on site we'll work around it — just mention it when you book.

What if the new tenants find pests after I move out?

This is exactly what the receipt protects you from. Once a licensed pest treatment was carried out within a reasonable window of your vacate date, the agent and incoming tenants have to take that as the baseline. Any new activity becomes the new tenants' or owners' responsibility, not yours. Hold on to your receipt for at least three months.

Do you also do pet bond pest treatments mid-lease?

Yes — some leases require a flea treatment annually if a pet is kept on the property. The job is identical to the end of lease flea treatment component and the receipt is in the same format. Mention it when you book and we'll quote accordingly.

Do you service the whole Gold Coast and Tweed region?

Yes. We cover the entire Gold Coast — from Coomera and Hope Island in the north through to Coolangatta — plus Tweed Heads, Kingscliff and Northern NSW. Robina, Southport, Surfers Paradise, Broadbeach, Burleigh Heads and Varsity Lakes are bread-and-butter work for us.
