If you're booking an end-of-lease clean and a pest treatment, the order matters — get it wrong and you'll pay for a pest treatment that barely works. The rule is simple: pest control goes last, after the carpets are cleaned. Here's why, and the exact sequence to follow so your bond isn't held up.

The short answer: pest control comes after carpet cleaning

A residual pest treatment works by leaving a thin, targeted film of insecticide on surfaces — skirting boards, carpet edges, wet areas — that pests walk across for weeks afterwards. Carpet cleaning does the opposite: it soaks, agitates, and extracts everything out of the carpet and the edges where that film sits. If you steam-clean the carpet after the pest treatment, you wash the product straight back out and undo the job. So the treatment always comes after the wet work is finished.

Why the order matters more than people think

Two things are going on. First, removal — carpet cleaning physically lifts the insecticide out of the fibres and edges, so a treatment done first is largely gone by the time the carpet dries. Second, moisture — laying a residual product onto carpet that's still damp from cleaning stops it binding properly, so it doesn't last. Both problems point the same way: clean first, treat last, on a dry surface.

This is exactly why a treatment done in the wrong order so often "fails." The technician did nothing wrong — the carpet cleaner simply came through afterwards and rinsed it away. For a smooth bond hand-back, run your move-out jobs in this order:

• 1. Remove everything and do the general clean. Empty the property, then clean it — kitchen, bathrooms, walls, oven, the lot. Dust and debris get in the way of both carpet cleaning and pest treatment.
• 2. Carpet steam clean. Book the carpets once the place is empty and cleaned. Let them finish and begin drying.
• 3. Pest treatment. The pest technician comes in last, ideally once carpets are dry or nearly dry, and treats the property — including the flea treatment if your lease requires one.
• 4. Hand the keys back. With your cleaning, carpet, and pest receipts in hand, you're ready to return keys and request your bond.

Timing tips to keep it smooth

• Book the pest treatment for the same day as, or the day after, the carpet clean. That keeps a clean, treated property with no gap for pests to wander back in before the final inspection.
• Let the carpet dry. Most carpets are touch-dry within a few hours. A technician can usually still treat lightly damp carpet edges, but drier is better for the residual to bind.
• Stack them at the end of your move. Do these last, after furniture is out, so nothing gets moved back over freshly treated areas.
• Don't re-clean after treatment. Once the pest treatment is done, avoid mopping or steam-cleaning treated areas — that's the one thing that undoes it.

Documentation your agent will want

• Using a DIY flea bomb to save money. Most leases that mention pest control specify a professional treatment, and bombs rarely satisfy the clause or actually clear larvae in the carpet.
• Losing the receipts. Even a perfect job won't help if you can't show the agent dated proof. Keep the cleaning, carpet, and pest receipts together.
• Leaving it to the last hour. Booking the carpet clean and pest treatment back-to-back on handover day leaves no room if the carpets are slow to dry. Give yourself a day's buffer where you can.
